Yes. We carry a master subcontractor agreement and have completed commercial subcontracts under general contractors in Oregon and Washington. Insurance certificates, lien-waiver schedules, and standard subcontractor documentation are part of how we work.
Can you handle prevailing-wage public projects?
Yes. Oregon BOLI prevailing-wage projects are part of the commercial mix — we have completed school-district and other public-sector work under prevailing-wage rate schedules with the required certified payroll reporting.
Do you build to architect-stamped plans?
Yes. Architect-led and lender-driven commercial projects use a milestone-billing contract format with a Schedule of Values structure. That regime fits commercial draw schedules and architect certifications cleanly. Standard post-frame buildings use the simpler base-plus-additions contract.
Can you handle large or complex commercial buildings?
Yes. Large industrial complexes with multiple wings, long clear spans, and glulam or steel supports are squarely in what we build. Tell us the program and we will tell you how we would put it up.
Do you coordinate directly with our lender for milestone billing?
Yes. The Schedule of Values format produces the kind of milestone-by-milestone billing that construction lenders require. We coordinate with your bank, your architect, and your project manager on draws.
How long does a commercial post-frame project take?
Most commercial builds run 1 to 10 weeks of on-site construction, depending on size, finish complexity, and inspection cadence; the largest multi-bay complexes run longer. Engineering and county permit review add lead time before the crew arrives, and that varies by county. Schedule lives in the written contract.
